Many international investors are surprised to learn that they may qualify for a 1031 Exchange when selling U.S. investment real estate

While this strategy is often associated with U.S. investors, foreign owners of qualifying investment properties can also benefit—provided the transaction is properly planned.

A 1031 Exchange allows you to sell one investment property and reinvest the proceeds into another qualifying investment property while deferring capital gains taxes. Instead of paying taxes immediately, more of your capital remains invested, giving you greater purchasing power and helping your real estate portfolio grow.

This can be an excellent strategy if you’re upgrading to a larger property, diversifying into a different market, or replacing one investment with another that better fits your financial goals.

However, a 1031 Exchange isn’t automatic. The IRS requires investors to follow strict rules, including identifying a replacement property within 45 days, completing the purchase within 180 days, and using a Qualified Intermediary to facilitate the transaction.
